Thinking of selling your home?

  For some people, the idea of selling their home conjures up feelings of excitement, anticipation, even fun. For other people, words like fear, frustration and anxiety come to mind. Selling your home is a big deal -- it's likely one of your largest assets.  No matter which way you feel, making you comfortable, involved and informed in the home-selling process is as important to me as the ultimate objective -- selling your home!   Shirley Powell’s Marketing Plan

The Goal: To expose your home to the greatest number of potential buyers so that you may obtain the highest possible dollar amount for your property, while minimizing difficulties. To do this I will;

1. Submit your home to the Moncton Real Estate Board for inclusion in it's multiple listing service and searchable database.

2. Submit your home to the MLS.ca Internet site. A searchable database of homes that averages over 70,000 "hits" a month.

3. To personally communicate the activity to you. You  speak with me, you do not need to go through an assistant!

4. Install the Let’s Deal Real Estate Ltd. "For Sale" sign. The sign is one of the ways to make people aware your house is on the market and bring potential buyers to your door.

5. Develop and have available a list of features and benefits that your home possesses for other agents to use with their buyers.

6. To target the agents who are successful in selling properties such as yours.

7. Make you aware of the various methods of financing your buyer will be considering, and also make you aware of interim financing should it be necessary.

8. Pre-qualify when possible all potential buyers.

9. Advertise when possible in local and regional real estate publications

10. Follow up with all agents who show your home.

11. Make suggestions and advise you as to changes you may need to make to your home to maximize it's value and make it even more attractive.

12. Assist you in understanding the paperwork, contracts and terms, which will be used in the transaction.

13. Represent you in the presentation of all contracts and offers on your home by the cooperating brokers.

14. Negotiate the best possible price and terms for you.

15. To track and keep you informed as to the progress of all closing activities, such as, financing, appraisal, title, inspections.
